The Circumstances and Challenges

A developer wished to develop a 120 unit assisted living and memory care facility.  They approached The Fox Group, LLC to initially conduct a market study for the project.

The Process

Over a 45 day period, The Fox Group, LLC reviewed available demographic and target population data, conducted a demand analyses, ascertained relevant information about potential competition, and surveyed “on the ground” location circumstances. The market study validated the need/demand for the project and the client quickly asked The Fox Group to conduct a financial feasibility analysis.

The analysis showed that the returns for the project were satisfactory to the client.  The Fox Group worked with the client to put together a financing package utilizing the completed market study and financial feasibility analysis.

The Outcome

Financing for the project was successfully secured and the project was developed as planned.  The project has opened and as anticipated, has filled up and is performing successfully.  Assisted Living and Memory Care facilities are increasingly important and needed.  The Fox Group is proud having been instrumental in this project, resulting in more seniors are able to receive the care and living support essential to them.
