Management of the Development of a Senior Living Project

The Circumstances and Challenges

Two developers, both inexperienced with senior living projects, had a six-acre piece of land that they intended on developing into an assisted living facility, a memory care facility along with a retail component on the frontage of the property.  They were struggling with the design team and operator they secured for the project.

The Change and Process

The two developers contacted The Fox Group, LLC to assist them in executing the project.  After working for some time with both the design team and the operator, The Fox Group determined that a series of changes were necessary in order to move the project forward.

A new design team was identified and brought in by The Fox Group.  In addition, the operator was separated from the project.  The Fox Group worked with the design team to re-design the project and bring it to the local agency for entitlement.  A new operating partner was also added to the project.

Follow up and Outcome

The architectural plans for a 144 bed assisted living and memory care facility have been finalized.  Final entitlements, based on the local regulatory agency, were secured.  With the approval process concluded, the developer is working on the process of securing the proper financing for the project.  Once financing is assured, the assisted living and memory care facility is scheduled to be built.
